The pilot site in North Italy consists of three sites including 27 buildings. The edss web application, necessary to account for energy and water consumption in the buildings has been implemented. The information provided includes advice and calendars as well as bar charts.
The ems portal monitors renewable energy systems installed in the buildings. The portal enables the user to assess and compare the performance of seasons and to check the performance of several systems. The service provides the housing company with a feature to identify systems which are not running at 100% potential in order to take the necessary actions to improve the situation or / solve the problem.

A report of the energy consumption of the building is sent to the tenants twice per year. A tenant with consumptions significantly higher than the average is invited to the head office of the cooperative to discuss about his situation and possible improvements in terms of better use of the building services and an eventual evaluation of retrofitting measures. In case a household has very high consumption for a specific energy use, the Energy Expert can get in touch offering support. The tenant can visualize the data through the “comparison table”, where consumption results for each energy type and usages are presented in form of icons to facilitate the understanding of quantities: Five shades of colours from green to red indicate low or high consumption compared to the average in the building; up/ down/ horizontal arrow indicateincreasing or decreasing consumption compared to the previous period. Data can be visualized also in chart form, with three different chart type currently implemented.
The business case for North Italy is based on a basic service with very low running costs and almost no implementation costs. esesh is offered as a service from the housing company to the tenants to reach numerous goals along with the obvious empowerments of tenants to reduce energy consumption and costs. Secondary goals consist on improvement of communication and reducing the number of conflicts over bills by making cost structure and effects transparent.
FINABITA is the national service Agency of Legacoop Abitanti (ex ANCAb National Association of Cooperatives of inhabitants). It provided technical and financial services to associated cooperatives during all the project phases. Since the theme of real energy consumption became of great interest among SH cooperatives, FINABITA was interested in offering a cost –effective tool for monitoring cooperatives’ buildings and therefore, created and tested during esesh the web application named SOLE. Coop Casa is a Social Housing Cooperative. Over the last years, efforts were made to adopt energy savings statements for the construction and make the use of renewable energies the standard way of building. The last constructions are characterised by small specific energy consumption (from 40 kWh/m2 to 25 kWh/m2) and every building has a solar thermal plant or a PV plant, or in some cases even both of them). In 2012, Coop Casa realised the first Passive House in Social Housing in Italy (Lonato). In such a context, some themes become of great interest for the management: • the effective consumption of the buildings, which, in some cases, is quite different from the theoretical energy requirement reported by the energy certification; • the energy performances of the renewable energy systems, which, in case of low-consumption buildings, play an important role in energy supplying; • the energy saving attitude of the tenants, who may hugely affect buildings’ energy performance. esesh was the occasion to investigate all these themes in a deep way and also the occasion to point out a good tool for building “energy management” service such as the SOLE website. Indacoo was established in 2011 as a union between the housing cooperative named “Piacenza 74” and a cooperative of construction of buildings. Since 2006 Piacenza74 is enrolled in the registry of cooperatives which promote sustainable construction practices. In terms of energy savings, Indacoo decided to improve the energy performances of three buildings constructed at the beginning of 1980. The dwellings are occupied by active tenants, who are interested in energy savings related issues. Furthermore, buildings have some energetic issue to improve. The main results include: • all dwellings were equipped with new control devices in the buildings: substitution of existing temperature control devices, installation of thermostatic controls; • great satisfaction of the users: since tenants are sometimes old-aged, the correct usage and understanding of such devices was not so simple to achieve; • the establishment of an energy consumption database, which would allow to take decisions in case of energy refurbishment of the buildings as a future challenge, and to verify the effectiveness of the energy efficiency measures adopted villaggio dell’amicizia is a housing cooperative established in 1973. In 2010, villaggio dell’amicizia realized three new buildings for its own associates, which are characterized by energy savings issues (high thermal insulation, solar and photovoltaic systems). In co-operation with GREENERGY- E.S.Company - , installed a monitoring system which allows the communication of energy consumption (electricity, heating, water, solar thermal, photovoltaic) to the tenants.
